It is my pleasure to provide a Neighborhood Market Analysis for my neighborhood, Kings Grant. We are located off of Dorchester Rd. along the Ashley River. We've lived here around 17 years and absolutely love it. Great neighbors, love the pool and green spaces. Such a beautiful neighborhood for a leisurely walk with the family. Lush vegetation, majestic trees, azaleas, AMAZING. I really like how these graphs make it easy to see what's going on with home sales in our neighborhood.

Dorchester County- 316 detached homes were sold in the month of April this year for an average sales price of $326,823. That's a 39.2% increase of homes sold over April of last year. 55 townhome/condos sold for an average sales price of $220,588. That's an increase of 161% townhomes/condos sold compared to April, 2020. While inventory is currently low, home sales have drastically increased over last year. April 2020 inventory was 659 homes while inventory in April this year was 141. That's a 78.4% decrease.
It's interesting to note that the Days on Market for single-family detached homes in Dorchester County decreased 68% (from 50 DOM in April 2020, to 16 DOM in April of this year). Be sure to check out the info in the charts for Dorchester, Berkeley, and Charleston Counties. I've also included the Greater Summerville area.
